Client: Care Service Provider

Location: Halstead, Essex

Client:

A care service provider in Halstead who requires a clean, efficient and healthy air conditioning system for its facility to support staff & resident wellbeing.

The Challenge

The wall-mounted AC unit at this care service provider had been serviced annually, following general air conditioning maintenance recommendations. However at this time a specialised deep clean was needed.

Often weak or inconsistent airflow, nasty odours during operation, visible build-up of dirt and mould around fan and casing areas, as well as rising energy usage can be signs that more than routine maintenance is needed. In a care environment, these issues can quickly become a concern. Air quality, comfort and system reliability are all vital to maintaining a safe and healthy setting for residents and staff.

What We Did?

We carried out a comprehensive deep clean of the customer’s standard wall-mounted AC unit.
While a typical service of this type usually takes around half an hour, the deep clean took approximately three and a half hours to complete due to the level of detail involved.

The process was designed to address areas that a normal service cannot reach, ensuring all internal and external components were thoroughly cleaned, sanitised and tested.

The deep clean process included:

  • Full system preparation: The outer casing of the unit was removed and the surrounding wall and electrical components were protected using a protective shroud, ensuring the customer’s premises were safeguarded during the work.
  • Cooling coil cleaning: A grime-dissolving fluid was applied to the cooling coil to loosen dirt and contaminants. The coil was then high-pressure cleaned, with the process repeated until the coil was completely clear of debris.
  • Fan and casing cleaning: The same grime-dissolving treatment was applied to the fan and hard-to-reach internal areas of the casing. These parts were then flushed clean multiple times until all build-up was removed.
  • Condensate system check: The drains and pumps were checked and cleaned to ensure free flow and prevent future blockages.
  • System reassembly and testing: Once all components were thoroughly cleaned, the system was reassembled and a full functional test was carried out to confirm correct operation.

For comparison, a standard annual service would typically involve cleaning filters, spraying and flushing the cooling coil, checking condensate drains, sanitising the unit, applying an odour-busting freshener, cleaning the external coils and recording ‘Air Off Temperatures’ to confirm correct temperature ranges.

The deep clean extended this process by including complete disassembly, high-pressure cleaning and cleaning of internal components that cannot be reached during normal servicing.

The Result

After the deep clean, the AC system was restored to full performance.

  • Strong, consistent airflow
  • Unpleasant odours were eliminated
  • Cooling and heating performance improved
  • The cleaning of coils and fans helped the system operate more effectively, supporting lower energy usage.
  • The result was cleaner, fresher air throughout the area served by the unit, helping to maintain a healthy environment for both residents and staff.

When a Deep Clean Makes Sense?

For most wall-mounted AC systems, a standard service is recommended every 12 months to keep the system in good working order. However, depending on usage and environment, a deep clean may be needed once a year or every 3–5 years.

A deep clean should be considered when:

  • Nasty odours are noticed during operation
  • Dust or dirt is being blown out of the unit
  • Mould or grime is visible on or around the casing and fan
  • Airflow becomes weak or uneven
  • Energy bills increase without a clear cause
  • Unusual noises are heard from the system
  • Residents or staff experience worsening allergy or respiratory symptoms

These are all signs that the system has built up internal contamination beyond what a standard service can resolve.

Advice & Next Steps

To maintain clean, efficient operation:

  • Service regularly: Schedule a professional servicing at least once a year to prevent dirt and debris build-up.
  • Plan deep cleans as needed: Schedule a deep clean when signs of build-up appear, or every few years depending on system use and environment.
  • Monitor key indicators: Airflow strength, odours and changes in energy usage can all point to when a deeper clean may be required.
  • Use professional technicians: Ensure engineers protect your premises, follow full deep-cleaning procedures and verify correct system performance through testing.
